Case Study

Glyn Street
The Glyn Street heat network retrofit project addressed severe overheating and inefficiencies by decommissioning the hot water system and installing direct Heat Interface Units. Key upgrades included remote monitoring, plant room improvements, and weather compensation. This resulted in a 69% reduction in heat loss, 47% reduction in gas consumption, and 85% reduction in pumping electricity. Corridor temperatures were reduced to a comfortable 22°C, and resident energy tariffs decreased by approximately 55%, significantly improving living conditions and energy efficiency.
“The Glyn Street project is a fantastic example of how teams can work together quickly and effectively to make tangible improvements for our residents. We were confident when partnering with FairHeat that together we would find innovative solutions that would solve the overheating problem and transform the network into a model of efficiency. We are so proud that this can be now used as an example for other buildings experiencing similar problems.”
Daniel Perager, Head of Heat Energy and Water, Notting Hill Genesis

Waverley Court
The Guinness Partnership (TGP) faced significant overheating issues in Waverley Court, a 50-year-old residential building in Crewe. The building had a 1-pipe system with no insulation and residents were not being billed for heat. TGP partnered with FairHeat to retrofit the heat network, reduce temperatures and reduce complexity to allow for a more sustainable system. The new system was designed and installed as a two-pipe system, feeding Heat Interface Units (HIUs) in dwellings, and operating on a 55/40oC temperature profile. The entire previous system, including emitters, was removed, and replaced with new efficient emitters. The project was successful, with positive feedback from residents and significant improvements in energy efficiency.
“We now have a new, efficient and reliable heat network. By reducing the operating temperature of the network by 20 0C, we have significantly reduced energy consumption. As a result, residents have far more control within their homes and the system has been future-proofed for low carbon technology. Working with Fairheat has been a really positive experience and this project has clearly demonstrated what can be achieved within an older building.”
Maria Adcock, Head of Contract Management, The Guinness Partnership

Windmill Park
In 2022, Notting Hill Genesis partnered with FairHeat to overhaul the heat network at Windmill Park, Mitcham, improving service reliability and energy efficiency for 212 residential units. FairHeat implemented innovative solutions, including riser retrofits, HIU updates, BMS controls upgrades, and future-proofing for low carbon technologies. These efforts led to a 95% reduction in pump energy consumption, predicted annual energy savings of £200 per dwelling, and an 85,400 kg CO2/year reduction in carbon emissions. The project outstanding results was recognised by the industry as the District Heat Project of the Year at the HVN Awards 2023.
“The Windmill Park project presented a huge challenge to us as a team as there were significant issues that would not be easy to solve. We were confident when partnering with Fairheat that together we would find innovative solutions that would transform the struggling network into a model of efficiency. We were able to do this through strategic investment – replacing equipment, updating the heat interface units and introducing controls and measures to boost water quality. Most notably the system is future proofed to allow for further improvements to carbon efficiency. It’s great to see the benefit of this project on the everyday lives of residents.”
